Hi, I’m Dave Teasdale, manager of the Ashland Scenic Campground LLC down in Southern West Virginia. We’re an ATV campground with cabins and RV sites. We’ve been in business since 2006, and we’re going into our 5th season. The campground started out with 9 small cabins and 3 cottages. Since then we’ve expanded up to 22 cabins and cottages. We formerly were a KOA, so we had to put in some relatively smaller cabins. A year ago we hooked up with the folks from Conestoga and talked to them about building us 5 new cottages. We had an idea in mind of a roof with a roofline a little different than what was in the regular package, and they did everything they could to make it come the way we wanted it, with the big triangular glass windows in the front of the cabin. What we got out of the deal was a family-friendly cabin with a double bed, and a bunk bed with a bunk over top, and a queen-sized bed in front. We put in a small refrigerator, microwave, coffee maker, and the cabin has a bathroom in it that’s very family-friendly. The folks from Conestoga were wonderful to work with, and we’re looking forward to working with them again next year. We actually built these cabins on existing RV sites. The sites were generating about $400 per month. They were just monthlies – baked in, in and out, and there was no real plan for them. Since then we’ve put up these cabins and we’re renting 5 cabins at an average of 70 nights per month at $130 per night, which is a great increase compared to what we were doing before. We’re looking forward to expanding again this year; we’re probably going to put up 8-10 new cabins, and we’re looking forward to working with Conestoga again. Their work crews came in and put up these first 5 cabins for us in about 6 weeks. They were totally professional from the moment they got here. They did everything they could to meet our needs and get the cabins to us as fast as they could so we could actually get them rented.
